A Look at the October Housing Market in MA
Sales of single family homes declined for the second straight month between September and October 2010, for the towns Northwest of Boston that Clayton Realty Group specializes in and also across all of Massachusetts. Sales of condos were down again as well by a small percentage. The average sale price of both single family homes and condos dropped in Northwest Boston and all of Massachusetts from September to October of this year.
The total number of properties sold in September 2010 was down by double digits compared to September 2009 for the towns Northwest of Boston and across the Commonwealth. Northwest Boston prices, on the other hand, were down by only .2% for single family homes and UP 12.2% for condos. Massachusetts prices from year to year were UP as well for single family properties and condos.
Home Sales
Our Northwest towns
- October’s total of 111 single-family homes sold compared to 128 in September , down 13.3%.
- Condo sales for the same period dipped from 57 to 53, a 7.0% decrease.
- October 2009 to October 2010 saw single-family home sales down by 21.3% from 141 to 111.
- Condo sales for this period declined by 11.7% from 60 to 53.
Massachusetts
- Sales of Massachusetts single-family homes decreased from 2,702 in September to 2,504 in October, down by 7.3%.
- Condo sales in Massachusetts between September and October 2010 went from 1,048 to 914, down 38.1%.
- October 2009 to October 2010 saw single-family home sales in Massachusetts down from 3,640 to 2,504 a decrease of 31.2%.
- Massachusetts condo sales declined 38.1% from 1,476 to 914 from October 2009 to October 2010.
Sale Prices
Our Northwest towns
- The average sale price of a single-family home decreased 3.0% between September and October of 2010 from $593,411 to $575,455.
- Average sale price for condos dipped 1.2% from $382,852 to $365,426 for this period.
- From October 2009 to October 2010 the average sale price for single-family homes dropped by only .2% from $576,852 to $575,455.
- Average sale price for a condo during this period increased by 7.8% from $338,879 to $365,426.
Massachusetts
- The average sale price of a single-family home across the Commonwealth was down by 1.2% between September and October of 2010 from $367,239 to $362,929.
- Average sale price for a condo in Massachusetts in October 2010 was down by 6.3% from September 2010 from $341,916 to $320,392.
- From September 2009 to September 2010 the average price for single-family homes were up 6.0% from $342,427 to $362,929.
- The average condo sale price jumped 10.5% from $289,927 to $320,392.
