Last week the Massachusetts Association of Realtors (a.k.a. MAR) released their sales data for January 2009. Across the state, single family home sales were down 12.5% as compared to January of last year, with 1,986 homes sold in 2008 and 1,737 sold in 2009. Condo sales were down 26% with 850 units sold in 2008 and 629 units sold in 2009.
Median selling prices are still going down and show a decrease of 17.9% from $321,000 in January 2008 to $263,500. Condominium prices were down 26.1% to $204,000 as compared to $276,000 in January of last year.
If we look at a month to month change between December 2008 and January 2009, the median sales price went down 4.2% for single families and 11.3% for condos.
