Middlesex County MA Real Estate Market Report
The number of single family homes sold, between August and September 2010, declined for the towns Northwest of Boston that Clayton Realty Group specializes in and across all of Massachusetts, after little change from July to August. Total condo sales also dropped but on a smaller scale. Month to month, the average sale price of both single family homes and condos dipped marginally in Northwest Boston while Massachusetts had a larger decline. Comparing September 2009 to September 2010, the total number of properties sold dropped a significant amount while overall prices for single family homes stayed just about the same. The average sale price on condos jumped over 10%.
Home Sales
Our Northwest towns
- September’s total of 128 single-family homes sold compared to 199 in August, a significant drop of 35.7%.
- Condo sales for the same period went from 65 to 57, a 12.3% decrease.
- September 2009 to September 2010 saw single-family home sales down by 25.1% from 171 to 128.
- Condo sales for this period declined by 33.7% from 86 to 57.
Massachusetts
- Sales of Massachusetts single-family homes decreased from 3,122 in August to 2,702 in September, down by 13.5%.
- Condo sales in Massachusetts between August and September 2010 went from 1,447 to 1,048, down 21.3%.
- September 2009 to September 2010 saw single-family home sales in Massachusetts down from 3,526 to 2,702 a decrease of 17.0%.
- Massachusetts condo sales declined 27.6% from 1,447 to 1,048 from September 2009 to September 2010.
Sale Prices
Our Northwest towns
- The average sale price of a single-family home decreased 3.0% between August and September of 2010 from $611,591 to $593,411.
- Average sale price for condos dipped 2.0% from $390,856 to $382,852 for this period.
- From September 2009 to September 2010 the average sale price for single-family homes dropped 2.4% from $608,168 to $593,411.
- Average sale price for a condo during this period increased 17.5% from $325,707 to $382,852.
Massachusetts
- The average sale price of a single-family home across the Commonwealth declined by 2.0% between August and September of 2010 from $418,263 to $367,239.
- Average sale price for a condo in Massachusetts in September 2010 was down by 16.2% from August 2010 from $408,238 to $341,916.
- From September 2009 to September 2010 the average price for single-family homes inched up 2.1% from $359,545 to $367,239.
- The average condo sale price increased 9.4% from $312,511 to $341,916.
