Middlesex County MA Real Estate Market Report

Sales of single family homes stayed relatively flat between July and August 2010 for the towns Northwest of Boston that Clayton Realty Group specializes in and across Massachusetts, after the huge decline between June and July. There was an increase in the total number of condos sold. Average sale price of single family homes dipped a little in Northwest Boston and Massachusetts while average condo sale price increased minimally.

Home Sales

Our Northwest towns

  • August’s total of 199 single-family homes sold compared to 197 in July, an increase of 1.0%.
  • Condo sales for the same period went from 43 to 65, a 51.2% increase.
  • August 2009 to August 2010 saw single-family home sales decrease slightly by 4.8% from 209 to 199.
  • Condo sales for this period were down a significant 36.3% from 102 to 65.

Massachusetts

  • Sales of single-family homes increased from 3,001 in July to 3,122 in August, a change of 4.0%.
  • Condo sales went from 1,169 to 1,332, up 13.9%.
  • August 2009 to August 2010 saw single-family home sales down from 3,947 to 3,122 for a 20.9% decline.
  • Condo sales for this period were down 23.8% from 1,749 to 1,332.

Sale Prices

Our Northwest towns

  • The average sale price of a single-family home decreased 10.5% between July and August of 2010 from $683,217 to $611,591.
  • Average sale price for condos went up 2.1% from $382,894 to $390,856 for this period.
  • From August 2009 to August 2010 the average sale price for single-family homes decreased a bit by 1.1% from $618,668 to $611,591.
  • Average sale price for a condo during this period increased 16.5% from $335,481 to $390,856.

Massachusetts

  • The average sale price of a single-family home across the Commonwealth went down 2.7% between July and August of 2010 from $429,815 to $418,263.
  • Average sale price for a condo went up 12.2% from $363,742 to $408,238 for the same period.
  • From August 2009 to August 2010 the average for single-family homes rose by 9.7% from $381,133 to $418,263.
  • Average price for a condo during this period increased 21.5% from $336,063 to $408,238.
